Simple Wealth Academy's approach centers on what Villareal calls the Simple Wealth Blueprint, a structured three-step methodology. The program teaches military members how to purchase multifamily properties using VA benefits, then implement house hacking and co-living strategies to generate immediate monthly cash flow.

"The co-living model changes everything for active duty members," explained Villareal. "You live in one bedroom, rent out the others to fellow service members or young professionals, and the rent covers your mortgage plus generates positive cash flow."

After meeting VA occupancy requirements at a primary residence, service members can keep that property as a rental when they receive new orders. They purchase their next home at the new duty station using VA benefits again through VA loan entitlement restoration. According to the Consumer Financial Protection Bureau, the VA loan entitlement can be reused multiple times because it is not a one-time benefit. Once a veteran sells a property purchased with a VA loan or pays off the loan, the entitlement becomes available again. This allows military members to build a rental property portfolio across multiple duty stations while generating monthly cash flow and building equity.
