Situated on 3.2 acres along the FM 1960 corridor, the property comprises three small-bay buildings divided into nine suites ranging from roughly 3,000 to 7,500 square feet, fully leased to tenants in automotive service, fabrication and light industrial. The partnership acquired the property below replacement cost in an off-market transaction sourced through a direct broker relationship, and plans to upgrade leasing and property management, convert leases from gross to triple-net as they expire, and bring rents to market rates.

"Houston is a market we've wanted to enter for a while, and doing it alongside Endeavor on our fourth deal together made a lot of sense," said Max Leifer, Principal of Leifer Properties. "We believe strongly in small-bay industrial because the tenant demand is deep and the existing supply is increasingly difficult to replace. We're actively looking for more small-bay properties in Houston, as well as larger industrial buildings with meaningful power capacity. Both are becoming harder to find where users actually want to operate."

Northwest Houston offers access to Beltway 8, U.S. 290, State Highway 249 and George Bush Intercontinental Airport. That connectivity has drawn a steady base of contractors, fabricators and service-oriented industrial tenants to the corridor.

This is Leifer Properties' 14th acquisition in Texas. Since launching its Austin platform under Principal Max Leifer in 2020, the firm has built a portfolio concentrated in small-bay industrial and infill commercial properties, including a significant concentration in Austin's St. Elmo Arts District. Leifer Properties and Endeavor Capital are continuing to pursue small-bay opportunities across Texas and larger industrial assets with substantial power infrastructure.
